Demolition is the noisiest, dustiest week of most projects and the street knows it’s coming. Get every address around the site, a notice for each one and a record that proves they went out.
A house coming down is a big deal for a quiet street. Machinery from early morning, trucks reversing in, the odd thud that rattles windows two doors away. People cope with all of that a lot better when they know the dates, the hours and who to call.
Demolition often carries tighter conditions than the build that follows. Your development consent, complying development certificate or demolition approval may require written notice to nearby properties, sometimes over a set distance. Asbestos removal can bring its own notification steps with your state regulator. The details vary by council and by state, so take the radius and timing from your own paperwork.
Then there’s the dilapidation survey. You want access to photograph neighbouring homes before you start, and that letter is much easier to send when the list already exists.
Demolition, asbestos removal and road occupancy can each come with their own conditions. If more than one asks for resident notice, use the widest distance and the earliest deadline so one drop covers the lot.
Download the walk list as a spreadsheet and use it for your dilapidation access requests first. Build the demolition notices from the same job when the dates are locked in.
Search the site address or drop the pin on the lot you’re clearing.
Match the radius in your consent. Go wider if the site borders units, a school or a childcare centre.
Print a demolition notice for every address, deliver in walk order and complete the report with the delivery date and who did the drop.
Addresses grouped by street and ordered for walking, so one labourer can do the drop in a single loop. Spreadsheet and Avery label downloads included.
Map, address list, approval reference and a signed declaration. Hand it to the certifier or keep it in the job file in case of complaints.
Written for demolition and excavation: what to expect, dust and noise controls, working hours and your contact. Edit any line before you print, in colour or black and white.
The code on each notice and report opens a verify page, so a council officer or resident can check the notice is real.
A contractor is knocking down a fibro cottage on a narrow lot. There’s a three-storey unit block on one side and a childcare centre across the road. The consent asks for written notice to properties within 100 metres, at least a week before work starts.
At 100 metres the tool picks up each unit next door as its own address, plus the houses behind. The crew prints the notices on Thursday and drops them on Friday, and the report records the date and who walked it. When a resident from the unit block rings the council, the officer scans the code and sees the notice went out nine days earlier.
Demolition outfits usually run a few sites at once and more than one person handles the paperwork. Business covers the whole team.

Often, yes, but the requirement comes from your approval rather than one national rule. Check the conditions of your consent or certificate, and any separate requirements for asbestos removal in your state.
Yes. Download the walk list as a spreadsheet and use it for access requests, then build the notices from the same job later.
G-NAF records most units as separate addresses, so they come through individually. If the building has a locked mail room, talk to the building manager and note that in your delivery method.
Yes. The template is a starting point. Change the hours, the bullet points and the contact details before you generate the notices.
Most people have the list and the notices ready in a few minutes. The walk is the slow part.
