Strata renovation notice to residents: free template

In a unit block everybody hears everything. A notice in every letterbox, plus one on the noticeboard, keeps the building on side.

An apartment building with one unit being renovated and a bank of letterboxes

Quick answer: A strata renovation notice tells residents which apartment is being renovated, the dates and approved hours, the noisy stages (demolition, tile removal, drilling), how lifts and common areas will be protected and who to call. Deliver it to every lot in the building, and check the by-laws and any owners corporation approval for the required notice and hours.

When to send it

Send it before work starts on a bathroom, kitchen or flooring job in an apartment. In strata, noise carries through slabs and walls, and the lift and corridors are shared. Most by-laws set work hours and many require notice to residents or the building manager.

Get any owners corporation or strata committee approval first. The notice should refer to it.

Tips that save complaints later

  • Deliver to every lot and put a copy on the noticeboard. Owners who live elsewhere still get the letterbox copy.
  • Name the demolition days. Residents can plan to be out.
  • Follow the by-law hours to the minute. Early starts are the most common strata complaint.
